You’ve been staring at your backyard and envisioning how your dream pool would look. Your kids have been begging for a pool too! There’s a lot of thought and planning that goes into this decision, especially the investment. It’s easy to imagine you and your children having fun in your new family pool for years to come, but you also have to weigh in the return on investment. Does it make sense for you to financially to put in an inground pool? Will the benefits outweigh the investment? It’s a difficult decision to make when you want to follow your heart but have to listen to your head. So, which one should win?
Honestly, neither should win. Your decision should be made with your head and your heart. The years of family and friends time spent in the pool is completely worth it AND installing a pool can also be an investment that can pay off in the end. It all depends upon how long you plan to stay in your home. If you’re in for the long-haul, then yes, it could pay off with an increased resale value. If you’re only going to be there for a few more months or live somewhere that’s only warm for two months out of the year, then no, a pool will most likely not add immediate value to your home. Here in Central Florida, we are lucky enough to able to swim almost year-round, so it may be worth it to build that inground pool in your backyard. Here’s what you need to know.
How Much Value Does an Inground Pool Add?
According to HouseLogic, an inground pool could add up to 7% to a home’s value when it comes time to sell. Let’s break that down. Let’s say your home is currently worth $250,000 and you spend $45,000 on a new inground pool. Typically, you’ll finance the pool over a period of time, say 10 years. With a payment of $375 per month for 10 years, after the pool is paid off, you will have potentially added $17,500 to your home’s resale value.
That being said, Realtor.com recommends hiring an appraiser to see if a pool will actually add value to your home. This way you can compare your house to others in your area with and without pools to see how much your resale value will change.
Tips for Potentially Increasing Resale Value
- If you’re weighing inground vs above-ground pools, go inground. Inground pools add value to your home while above-ground pools do not. You want to go with the choice that has lasting value to your family and your home.
- Make sure you choose the right sized pool for your space. You may want to take up your entire yard with the biggest pool possible, but future buyers may not want the same. Instead of putting a large pool in a small yard, go with something that balances your outdoor space and allows for lawn space and landscaping. There are so many options for pool shapes, sizes and designs that you’re sure to find something you love that fits in your yard.
- Plan out the landscaping to bring the yard and the pool together. This will make your home more attractive to future potential buyers, especially if there are lots of other homes in your area with inground pools.
- If you have a family friendly home, adding an inground pool will make it even more appealing to another family down the line. This is even more true if you live in a neighborhood that attracts families once your kids have grown and you’re ready to downsize.
One last thing to think about is the money you’ll save on vacations and private club memberships since you’ll have your own inground pool! You will be able to use these savings for pool maintenance costs and enjoy the entire swim season comfortably in your very own backyard.
